G. TAXES AND AFA

Yes. New buildings can be depreciated at a rate of 3% per year using the straight-line method.

Yes. Geometrically declining depreciation allows for 5% depreciation of the investment amount in the first year and 5% of the remaining book value in subsequent years. The assessment basis decreases annually by the amount of depreciation claimed. The builder can claim depreciation on a pro rata basis from completion, and the buyer from the transfer of ownership. Declining balance depreciation is used instead of straight-line depreciation (Section 7 (4) EStG).


If the requirements of Section 7b EStG are also met, special depreciation under Section 7b can be used in parallel.

Depreciation allows the value of the building to be written off over several years, which reduces the tax burden and increases the return on investment.
